Agents
The
advice of the client's agent is a very important ingredient
in the client's decision making process.
It
is not necessary for a real estate agent to recommend
or endorse a particular professional inspector. But
selling and buying clients rely on their agents for
much advice during the intricate process of real estate
transactions. A good inspector is aware of the sometimes
delicate balance of ethics and questions to which
agents are subject.
We
recommend that inspections be performed to apprise
all parties involved of the actual condition of a
home. The agent is an important part of helping the
inspection client in deciding how the information
contained in a report can benefit them in the final
transaction.
Inspectors
are well advised to be as impartial as possible. It
is not our job to talk a buyer out of or into buying
a home. We cannot tell a seller that any repairs must
be made. We are required by TREC to report any deficiencies
as "in need of repair" within strictly designated
parameters. Whether repairs are made or who makes
them are outside of the scope of an inspector's authority.
A
good inspector will be able to point out deficiencies
found in understandable terms without being alarmist.
No agent wants to hear an inspector denigrating a
home or scaring a client with stories of catastrophic
failures. Neither does an agent want an inspector
to brush off a deficiency or a possible safety hazard
as unimportant. A calm, impartial, and congenial demeanor
can help keep a client in a rational mental zone,
keeping the comments in an otherwise dry report in
context.
