Having
lived in a home enjoying many pleasant family times,
you might not be as objective about your home as a
buyer who is envisioning the pleasant times they can
have there. You have come to subconsciously tolerate
many of the home's minor annoyances. You may not even
be aware that some of the appliances you've taken
for granted for so long may not be operating properly.
When
we put our homes on the market, we tend to assume
that anyone looking to buy are as enthusiastic as
we are about our homes. After all, they are our homes.
We may not wish to think it has any faults. It's served
us well and comfortably.
For
this reason, it can be helpful to have an impartial
third party inspect the home prior to putting it on
the market. An impartial inspector will examine the
property with a keen eye for items you have not considered
since you purchased it. The property will be run through
its daily tasks which may point out anything a buyer
may consider worth knowing.
A
seller may use the information contained in a professional
report to decide if anything should be repaired prior
to putting it on the market. Or the seller may be
able to price the home more reasonably having taken
into account repairs a buyer may insist upon. Either
way, a seller may be able to make the home more readily
sellable and possibly spend less time on the market.
